Buying a house in Thousand Oaks may seem daunting, but it could pay dividends over the years. With so many beautiful neighborhoods, great schools and fabulous shopping, Thousand Oaks numbers among the truly desirable places to live in Southern California.
Because it’s such a highly desirable market, I recommend doing some homework and preparing BEFORE you tackle your house hunt.
Get Pre-Approved. With this in hand, you’ll have an idea about how much you can spend and the type of house you can afford.
Research the Market. Don’t just take the word of a real estate agent. Learn what types of properties are available.
Investigate Neighborhoods. Thousand Oaks has many great neighborhoods. Find the ones that suit your lifestyle and budget.

Preparing To Move with Kids
For those with youngsters in tow, the schools your kids attend will be a crucial part of your decision. A numerical score on Great Schools doesn’t always provide the insights you need. So here’s a brief rundown.
Thousand Oaks and the Canejo Valley are divided into 3 school districts:
LAS VIRGENES UNIFIED SCHOOL DISTRICT (LVUSD): Part of LA County and covering Agoura Hills, Calabasas and some of Westlake Village that is East of Linder Canyon and North of the 101 Freeway, LVUSD is highly desirable and known for solid academics and sports. It includes 8 elementary schools, 3 middle schools and 2 high schools.
OAK PARK UNIFIED SCHOOL DISTRICT (OPUSD): A smaller district in Ventura County that covers just the town of Oak Park and runs as far East as Agoura Hills, OPUSD is considered by many as having the best academics of the public schools in the region. BUT, it is less recognized for sports and extracurricular activities. OPUSD includes 3 elementary schools, 1 middle school and 1 high school.
CANEJO VALLEY UNIFIED SCHOOL DISTRICT (CVUSD): The largest of the three districts, CVUSD covers Thousand Oaks proper, Newbury Park and most of Westlake Village. The elementary schools vary from neighborhood to neighborhood, so you’ll want to do some research. Westlake schools are well regarded for great academics and excellent sports. Also, Newbury and Thousand Oaks have some excellent schools, depending on the area.
PRIVATE SCHOOLS: There is a plethora of private schools in the area. OAKS CHRISTIAN, the largest and in Westlake Village, is visible from the 101 Freeway. Covering grades 5-12, OAKS CHRISTIAN is considered an elite prep school and an athletic powerhouse with a starting tuition of $41,650.
